The house at 145 North Main Street is more than 100 years old, is in fine condition, yet the recent purchasers of the house have stated that they purchased the home with the intent of tearing it down.

The owners are also requesting a variance for 42.2% lot coverage (35% is allowable through the zoning). They will be building to the maximum allowed 35' (the recently built home across the street is this height)

Enhancing the Future of Zionsville's Fragile, One of a Kind Quality of Life

For Reference:

There are roughly 600 homes in the village residential area. Adding 184 apartments would increase that density by 30%.

At the October 23, 2017 Town Council meeting, a section of property was rezoned from B2/B3 to Urban Village Business District

Sycamore Flats developers want to create a Planned Unit Development on the property versus following the zoning change that was supported by local residents

A new development

A new PUD request (read it here) has been filed with the Zionsville Plan Commission. The PUD outlines building commercial and multifamily units on roughly four acres in the neighborhood area of the Village of Zionsville. "Sycamore Flats" would consist of 184 apartments and 5,000 square feet of commercial space.​

Matt Price, attorney for Sycamore Flats, said PUDs should be used sparingly and for low-density development when he first brought the idea to Zionsville for approval. Check out the article here
